With the help of Hamilton Partners, Kennedy Associates Real Estate Counsel has created an energy management team to review energy bills for accuracy and provide advice on rates and alternate supplier information. The building electronically tracks energy use, base-building mechanical systems, and lighting use costs on each of the tenant floors and suites.
Kennedy Associates has developed a responsible property investing model. One facet of the model is high-performance property operations. Energy efficiency upgrades performed by the engineering, management, and maintenance staff at 3500 Lacey Road include:
-- Transferring exterior signage lighting to a photocell/timer combination to maximize energy savings while still providing tenant name exposure.
-- Installing motion sensors for lighting in all restrooms.
-- Replacing T-12 fluorescent bulbs with energy-efficient bulbs and ballasts in elevator lobbies, hallways, and mechanical areas.
-- Installing variable frequency/speed drives on HVAC and domestic water pumps and on 16 supply and return fans.
-- Reviewing and tracking energy consumption patterns to identify and correct inefficiencies, as well as determine proper HVAC and lighting demand.
-- Conducting daily engineering staff walkthroughs of vacant spaces to ensure only emergency lighting is illuminated and HVAC is appropriately programmed and operating for vacancy conditions.
Other steps taken to reduce the building's carbon footprint include:
-- Providing proper facilities for the building's active recycling program for paper, glass, and plastics. There are recycling bins for paper at each workstation, copy center, and printer station, as well as centrally located glass and plastics recycling bins. All of the paper and waste removal products are made with recycled materials.
-- Implementing waste reduction by using coreless toilet tissue in its washrooms. Coreless toilet tissue eliminates waste from cardboard cores and is packaged in bulk, rather than in individually wrapped rolls.
-- Using green cleaning products rated by the U.S. Green Building Council for all of its regularly scheduled cleaning tasks.
-- Providing bicycle racks at the complex to promote alternative transportation.
-- Employing non-chemical goose control through the use of a Border Collie service and swans.
