Constructed in 1987, 45 Earhart Drive is a 34,113-square-foot, single-story commercial office building in Williamsville, NY. The primary tenant is Gerster Sales and Service, an energy services company and local office for Trane HVAC equipment. Through a number of energy efficiency improvements, Gerster Sales and Service was able to reduce the electrical energy consumption of the building by almost 30 percent.

To improve energy efficiency, Gerster Sales and Service made lighting, HVAC, and computer infrastructure upgrades. T-12 fixtures with magnetic ballasts were replaced with T-8 fixtures and electronic ballasts.  Additionally, most new fixtures were installed with reflectors, which reduced the number of lamps needed to maintain proper lighting within the space.  Other lighting upgrades included the installation of occupancy sensors, LED exit signs, and high-efficiency task lighting.  The building's original HVAC units were replaced with ultra-high efficiency equipment.  A Building Automation System (BAS), previously used for demonstration purposes only, was expanded to optimally control the majority of HVAC equipment using strategies such as demand control ventilation, optimal start/stop, and fan cycling control.

In addition to improvements made to building systems, Gerster Sales and Service also addressed energy use within its offices. CRT monitors on all computers were replaced with new low-energy LCD monitors. A company-wide policy was also adopted requiring the purchase of ENERGY STAR qualified office electronic equipment.


Gerster Sales and Service is an energy services company that continually strives to be aware of energy savings opportunities and technologies.  As part of regular bi-weekly staff meetings, energy conservation methodologies are reviewed and discussed.
