Ameriprise Client Service Center is a 1.2 million square foot Class A fifteen story office tower located in downtown Minneapolis. Constructed in 2002, it features four floors of underground parking, a full service athletic club, a medical clinic, and a Maya Lin designed winter garden in the lobby. The Ameriprise Client Service Center (CSC) is an owner-occupied facility, providing world-class office space for more than 4,000 Ameriprise Financial employees and contractors.

The Ameriprise CSC contains state of the art systems to efficiently regulate energy usage.  All major electrical motors are equipped with variable frequency drives. The robust Building Automation System monitors more than 30,000 control setpoints to maximize energy efficiency. The air distribution system is optimized for "free-cooling," allowing maximum outside air flow to reduce mechanical heating and cooling loads. All lighting in the CSC is controlled by a PC-based relay system, utilizing photo eyes and occupancy sensors in addition to time clocks. Even the signature "waterwall" feature in the building lobby adds to the CSC's energy efficiency. Heating loads from the data rooms' air conditioning systems are transferred through the water feature, reducing the electric usage of cooling tower fans.

While the CSC was designed and constructed with energy efficiency in mind, Ameriprise Financial has made significant financial commitments to achieve even more energy reductions. After just three years of operation, all overhead lighting was replaced with T8 twenty five watt fluorescent lamps to curb electrical usage. Window films were added to reduce sunlight energy. Other energy saving investments include improved HVAC controls, electrical peak-shaving controls and other in-house conservation programs.

Working in partnership with CB Richard Ellis, a continuous commissioning program has been in place since the facility opened. This program identifies further operating efficiencies and has been quite successful. Lighting schedules, HVAC start-up sequencing, chiller staging, and automation controls are constantly evaluated for potential savings.


These investments in technology and process have produced real results. In 2006, CSC electrical usage was reduced by eight percent while district heating water usage was cut by more than twenty five percent over 2005 usage, even as the facility saw a growth in users and operating hours. These reductions saved Ameriprise Financial more than $125,000 in utility costs while reducing greenhouse gas emissions.

The ENERGY STAR rating is the culmination of all these efforts. Both CB Richard Ellis and Ameriprise Financial are ENERGY STAR Partners. Ameriprise Financial is proud to display the ENERGY STAR award plaque prominently in the Client Service Center lobby as a symbol of superior energy performance and good corporate citizenship.


When the Ameriprise Client Service Center received the ENERGY STAR award in 2007 it was front page news for the employees, literally! A full feature article on Ameriprise Financial's intranet home page trumpeted the news, thanking employees for doing their part to conserve energy and encouraging participation in the Company's Go Green! initiatives.
