Onsite parking lots around the building contain spaces for 1,216 cars, and the structured garage contains spaces for 1,800 cars. The on-site security staff patrols the parking lots throughout business hours. Paving is typically asphalt and sidewalks are concrete, with granite pavers at the building entrance plaza. Parking at a ratio of 3.3 spaces/1,000 of rentable square feet, or 2,963 spaces are available for tenants' employees and visitors. Exterior lighting is high-pressure sodium for the parking areas and metal halide for the walkways. There are 16 handicap accessible parking stalls directly adjacent to the building.
Energy management at 651 Gateway begins with proper preventive maintenance and repair of the installed systems. From this point, good operating strategies--i.e., retrofitting lighting fixtures using reflectors, T-8 lamps, and electronic ballasts along with variable speed drive technologies on the central plant chiller, cooling towers, and main supply and return fan systems--have provided ongoing energy efficiency opportunities in operation. The addition and enhancement of the Andover building automation system has further allowed a more integrated approach and connection to the field systems and components, giving the building management team the flexibility to make the overall system operate more effectively and thereby more efficiently.
In 2005, the replacement of the domestic water booster system with a new variable speed drive integrated system added additional efficiencies in the domestic water system.
In 2006-2007, the build out of all floors with current codes and new direct digital controls (DDCs) on the HVAC system components have and will continue to enhance the building's future energy performance. This effort also replaced lighting with T5 lamp and ballast technology as well as occupancy sensor control of the lighting system and energy-efficient task lighting at the workstation level. The project also included new DDC integrated HVAC variable air volume (VAV) zone boxes and controls.
In 2010, the shared parking structure underwent a lighting retrofit of over 500 light fixtures from the traditional HID system to T8 florescent fixtures. The project achieved substantial reductions in both demand and consumption by replacing the existing HID fixtures at 215 watts per fixture with new T8 fixtures, lamps, and electronic ballasts that use 55 watts per fixture in comparison. In addition, the perimeter fixtures were outfitted with photocell operation to take advantage of daylight reductions. All in all, we achieved a 70-percent reduction in demand and consumption from this one lighting project.
Also in late 2010, we converted existing air handlers from variable inlet guide vane to variable frequency drive (VFD) operation and installed VFDs on all primary air handling units in the building as well as the primary chilled water pumps. We completed the project in December of 2010 and expect an overall reduction in fan horsepower consumption and substantial energy savings in 2011 and moving forward.
