Hines is the property manager and redeveloper of GM Renaissance Center, a landmark property at the heart of downtown Detroit, MI. Built in 1977 and designed by the architect John Portman, GM Renaissance Center is a 5.5-million-square-foot complex that includes a 74-story, 1,300-room Marriott Hotel and four 39-story office towers. At their bases, the office towers each stand on a five-story pedestal, with each housing 165,000 square feet of retail space. Other distinctive amenities include a glass-enclosed, five-story winter garden, a suspended glass walkway connecting the office towers, a 40,000-square-foot exhibit space, the elegantly landscaped Riverfront Plaza and Promenade, and the 30,000-square-foot General Motors University.

The redevelopment of GM Renaissance Center was the largest of its kind anywhere in the world. The Center earned the ENERGY STAR for superior energy performance as a result of extensive retrofitting and upgrading of the property's energy-consuming infrastructure. For example, four-lamp, T12 magnetic-ballast light fixtures were replaced with two-lamp, T8 electronic-ballast fixtures, and incandescent lamps in common areas were replaced with compact fluorescent bulbs (CFLs). Automatic lighting controls were installed in some 75 percent of the office area of the property. Climate control was another focus of the retrofitting effort with variable frequency drives (VFDs) and high-efficiency motors installed on all of the property's major air-handling systems.  Additionally, water from the Detroit River is used to remove heat from the central plant.  To help provide further energy savings year-round, a thermally and ecologically friendly green roof was installed on the podium levels of the property.
