Vanguard occupies 500,000 square feet in four buildings at their campus in Scottsdale, Arizona. Vanguard owns the three original buildings, while the most recent addition is leased. The Hines Corporation acts as Vanguard's on-site operations and maintenance provider. The distinctly Southwestern buildings were designed to provide a pleasant and productive work environment for approximately 2,500 crew members, and contain such amenities as courtyards with water features, two food service facilities, a fitness center and an employee store.
Vanguard and Hines aggressively addressed the original campus buildings to pursue ENERGY STAR designations and are very pleased to have accomplished their goal. In addition, the most recently added building is seeking LEED Gold certification and Vanguard and Hines actively participated in its design.
Scottsdale's desert climate presents considerable energy efficiency challenges. ENERGY STAR certification for Vanguard's 350,000-square-foot office complex is the result of a strong commitment to closely managing the property's energy-consuming equipment, and ensuring that this infrastructure is employed as efficiently as possible. Climate control poses the greatest single challenge; each of the three buildings has its own independent air-cooled HVAC system with approximately 43 fan-powered zones in each building. All of the HVAC systems can use 100 percent outside air to economize when conditions permit, and all building air handling units are powered with variable frequency drives (VFDs), helping to ensure that their operation closely tracks actual demand. Active management made possible by a complete building automation and control system and rigorous preventative maintenance are imperative to the effective operation of the HVAC systems, as seasonal high ambient temperatures place considerable demand on air-cooled HVAC systems.
