Developed and managed by Hines, 383 Madison Avenue is a 43-story, 1.2 million-square-foot office tower in midtown Manhattan. Designed by Skidmore, Owings & Merrill, 383 Madison Avenue is a striking octagonal tower, rising from an eight-story-high square base. Clad in granite and glass, the building is further distinguished by a 70-foot glass crown, illuminated from within after dark. In addition to these aesthetic features, the building is equipped for the specialized needs of its major tenant - Bear Stearns, the international investment banking, securities trading and brokerage firm. For example, trading operations are consolidated in six levels of the building's podium base and are supplied with backup electrical and mechanical systems to ensure continued operations in the event of utility interruption.
ENERGY STAR was earned by 383 Madison Avenue largely as the result of features original to the building. Exterior glass is heavily insulated, helping to minimize thermal gain in the summer, and loss of heat in colder weather. In addition, variable frequency drives (VFDs) on all of the building's air handling units allow their operation to closely track actual demand. This demand is in turn managed, in season, through the use of the outside-air economizer features of the building's climate control systems. These systems allow free cooling when outside conditions permit. Additionally, a sophisticated Building Automation System allows property managers to monitor and control the operation of energy consuming equipment as needed.
