By the time the Westwood Corporate Center III was being built in 2000, Manulife Financial well understood the value of energy efficient buildings and operations. We built this facility with energy performance in mind and included several high-performance technologies to that end. All lighting in the facility is T-8 fluorescent with electronic ballasts or LED. All fan systems utilize variable speed drives. We also utilize variable speed drives on our secondary chilled water loop. Finally, all of our systems are tied into a computer controlled building automation system.
Manulife has developed an aggressive preventative maintenance plan to ensure that the Westwood Corporate Center III remains in top form. We use optimal start and stop times with return air reset for discharge air temperature on air handlers. Our staff attends BOMI SMA/SMT courses and additional seminars provided by our local Building Owners & Managers Association in order to stay current on energy management techniques. In the future, we plan to replace the fixed speed domestic water booster system to operate on variable speed drives.
Manulife utilizes a "Utility Consumption Record" (UCR) for energy and water at every one of our facilities. This computerized "UCR" is maintained on a monthly basis and then examined by our head office in order to identify any unexpected spikes in utility consumption. If spikes or gradual increases are found, we investigate the problem and then address it through repairs or O&M. This system prevents the escalation of energy use that is so common in commercial facilities as they get farther from their initial commission date.
Manulife Financial pursued the ENERGY STAR for Westwood Corporate Center II because The Building Owners & Managers Association (BOMA) advocates the ENERGY STAR program as a best practice. The distinction of meeting or exceeding ENERGY STAR requirements was essential in Westwood Corporate Center winning BOMA's International Office Building of the Year award. We plan to continue to improve the performance of our facility by implementing a return water reset on the chilled water loop as well as return air reset.
We have leveraged the ENERGY STAR as a sign of our engineering success. Our technical department sent a memo encouraging other Manulife buildings to qualify for the ENERGY STAR. In addition, the company newsletter featured an article about Westwood Corporate Center's successful qualification for the label. We have also shared the news with our tenants, and proudly display the ENERGY STAR on our buildings. Finally, our ENERGY STAR achievements were included in our TOBY (The Office Building of the Year) portfolio, which was instrumental in Westwood being awarded BOMA's International TOBY award in our category for the 2003-2004 year.
