Piedmont West Medical Office Building is a 268,894-square-foot multi-tenant medical office building constructed in 2008. The 9-story medical office building is home to Piedmont Healthcare's Cancer Center. The building also hosts a state-of-the-art imaging center, outpatient surgery center, and radiation oncology services. Tenant specialties include reproductive medicine, gastroenterology, hematology, gynecology, and urology practices, as well as plastic surgery and urgent care.

Piedmont West is the only multi-tenant medical office building in the state of Georgia at this time to earn the ENERGY STAR for superior energy performance.

Piedmont West is grateful to our tenants for helping to achieve the ENERGY STAR through their energy saving efforts, including turning off lights, televisions, equipment, and computers when not in use. The combined efforts of our tenants and employees have contributed to the 100 energy performance score that the building received in its first year.

Windows/Lighting: Piedmont West Medical Office Building has insulated reflective glass window panes on all exterior windows and mini-blinds which help to prevent solar heat gain. All main entrances have conditioned double door entrance vestibules.

Due to natural light illumination coming into the lobby, the lobby has photo cell sensors that shut off lights on sunny days. Electronic ballasts are used throughout the building. The building has LED exit signs and uses T5/T8 lamps and compact fluorescent bulbs (CFLs). The mechanical rooms and restrooms are equipped with motion sensors, as are tenant suites where appropriate. We replaced tenant standard incandescent light bulbs with CFLs in all recessed and accent lights. Common areas and tenant suites are controlled by the building's energy management system (EMS).

HVAC: The building is equipped with an EMS that controls all HVAC systems, exhaust fans, and lighting. Engineering staff has the capability to turn off all lighting and HVAC systems at designated times for common areas and tenant spaces during and after normal business hours on site and remotely. The EMS is set up to optimize HVAC start times.

The building uses variable frequency drive (VFD) cooling tower pumps. Air distribution is supplied by VFD self-contained systems and terminal boxes on each floor. The building has a water-side economizer system, and ventilation is supplied with draw-through fans. The toilet exhaust system uses single fans which can be turned off by the EMS after hours.

Water Systems: Water-saving toilets with auto flush technology and battery-powered sensor faucets are installed in the restrooms. All landscaping irrigation is supplied by a well, which has a rain sensor that prevents the pump from running during inclement weather.


Property management shares energy-saving tips with tenants through weekly building announcements.

The management team monitors monthly energy bills, and engineers use preventive maintenance and regular inspections to assure that all systems are working properly and to conserve energy wherever possible. The Angus Preventive Maintenance module is used by all Carter-managed properties to assure prompt attention to building equipment tasks and work orders. This Web-based system e-mails the preventive maintenance tasks and work order requests to the engineering team on their handheld devices. Utility consumption cost per square foot has been benchmarked and compared with similar buildings. The energy cost for Piedmont West averages $1.30 per square foot, compared to the national average of $2.54 per square foot.

The Property Management and Engineering teams have also completed the Building Owners and Managers Association (BOMA) International Building Energy Efficiency Program (BEEP) training to enhance their knowledge of energy conservation.
