Owned and managed by Hines, One North Wacker is a 51-story, 1.4 million-square-foot office tower located at the intersection of North Wacker Drive and Madison Street in the West Loop submarket of central Chicago. Designed by the firm of Goettsch Partners and completed in 2001, One North Wacker is distinguished by an exterior of glass with stainless steel accents and two pronounced setbacks that accentuate the building's scale while preserving light and sky views from the ground level. A structure including extensive exterior steel helps to ensure large, open floor plates--providing space-planning flexibility. Other tenant amenities include a location near the Ogilvie and Union commuter rail stations, a 215-space parking garage, a 9,000-square-foot conference center, and an on-site health club.
One North Wacker earned the ENERGY STAR for superior energy performance as a result of building features, select retrofits to building infrastructure, and active building energy management. Existing building features include the use of district cooling--through which a municipal chilled water supply is used for building cooling, eliminating the need for the building to operate separate chillers and cooling towers. Retrofits include the replacement of T-12 lamps with T-5 lamps in select building areas, and the addition of heat lockouts on fan-powered boxes. Finally, changes on the management side include rescheduling building HVAC and other systems to balance tenant comfort with efficiency.
