Managed by Hines and owned by Franklin Street Properties, Collins Crossing is an 11-story, 322,000-square-foot office tower in the north Dallas suburb of Richardson. Designed by the firm of Haldeman Powell + Partners, this 1999 building combines a sweeping curve of horizontal glass bands on the northern fa?ade with neo-traditional square-mullioned windows on the other facings. The building entrance gains additional interest through a two-story arrangement of supporting columns framing the entry doors. The lobby is finished in granite and Texas limestone; tenant amenities include a location with convenient access to U.S. 75, on-site garage parking, a pair of landscaped courtyards, and a full-service deli on-site.
Collins Crossing earned the ENERGY STAR for superior energy performance through an energy-efficient original design, select retrofits to infrastructure, and active building energy management. On the HVAC side, Collins Crossing is equipped with high-efficiency chillers, with variable frequency drives (VFDs) allowing them to operate only as needed to meet building demand. VFDs are also employed on cooling tower fans and the building's air handling units, further helping to ensure that HVAC operates at a level closely corresponding to actual demand. Lighting has been another focus of retrofits and management, with lighting controls (both centralized and occupancy-based) installed on interior and exterior lighting. Lighting has also been upgraded for maximum energy efficiency in common areas such as the parking garage and all stairwells. Finally, a digital building management system with direct digital control (DDC) makes it possible for building managers to monitor and control elements of the energy-consuming infrastructure in real time.
