Wachovia Financial Center is a 55-story, 1.9 million square foot Class A office complex located in Miami, Florida. Developed by Gerald D. Hines in 1984 and owned by SRI Miami Venture, L.P., Wachovia Financial Center is an icon on the Miami skyline.
Senior management originally chose Wachovia Financial Center as a test building for their ENERGY STAR benchmarking program because of our aggressive energy management, monitoring and upgrade efforts. The commitment of our on-site engineering team has continued throughout various ownership and management changes and has led to our second Energy Star rating in as many years.
Providing Class-A level service to a diverse tenant mix while operating in an energy efficient manner can be a challenge. The foundation of our program is an ever-expanding utilization of our energy management system. We have established automated central plant sequencing, which takes the guesswork out of operator activities and allows our EMS to choose the optimal operating profile at any given time.
Performance is monitored and tracked over time to ensure that our systems are operating properly. We perform a monthly analysis on all utilities to compare the year to date consumption with the previous year's consumption to determine if the building's performance is changing. In addition, ENERGY STAR's Portfolio Manager provides a weather-normalized energy comparison that adds confidence to our planning efforts. Benchmarking in Portfolio Manager and professional engineering certification for the ENERGY STAR was provided by Servidyne Systems, LLC.
When coupled with this type of tracking, aggressive O&M practices keep all of our equipment running at optimal efficiency. Engineering personnel are encouraged to pursue continuing education and/or certification to enhance their knowledge in all aspects of plant operation. Weekly meetings are held where we bring in a different vendor to talk about how their technology works, and how we can best ensure its peak performance. We back this training up with regular maintenance checks like an annual hydronic balancing of the chilled water system and monthly performance tests on chillers, ensuring a 98% or better performance standard.
Finally, we have attempted to utilize cutting edge technology wherever it made sense. In the late 1990's we switched to T-8 lighting with electronic ballasts. The building also utilizes compact fluorescent lighting in all down lights, and all exit signs are LED. Using variable frequency drive fans in our outside air handler units (tied into the energy management system) optimizes the air flow in the building. Also, in 2002 we upgraded the existing pneumatic controls to direct digital controls. We use PID loops that help the system correct itself. Over the years we have consistently striven to optimize the performance of existing equipment while integrating new technology wherever possible to achieve maximum energy savings, without compromising service to tenants.
We prominently display our ENERGY STAR and highlight it to our current and prospective tenants. We believe that users of Class-A office space will recognize the value in locating their offices in one of the most cost-efficient and environmentally friendly buildings in the country. We also communicate our efforts internally, by discussing energy performance efforts at regular staff meetings and challenging each other to identify ways to improve efficiency.
