Southern Arizona VA Healthcare System has successfully completed development and implementation of an Energy Savings Performance Contract as a collaborative effort with Johnson Controls. The final scope of work as determined by the team consisted of five primary energy conservation measures: lighting retrofit, energy management system upgrade, steam trap replacement, energy efficient motors, and replacement of an air-handling unit.

A facility wide lighting retrofit provides annual savings of $127,000. The benefits of the retrofit include improved lighting quality, improving light level intensities, standardization on fewer lamps and ballasts, as well as reduced maintenance costs.

The existing energy management system was upgraded to the latest technology, Johnson Controls Metasys system. Additionally, control strategies were implemented to improve control and reduce energy. This retrofit resulted in annual savings of $186,000, as well as reduced service costs on the new equipment.

Steam trap replacement involved replacing approximately 500 mechanical traps to orifice type steam traps. Replacement of existing motors with high efficiency motors corrected shaft alignment problems as well. An older air-handling unit was completely replaced to include high efficiency motors, variable frequency drives and duct static pressure control. This retrofit eliminated several system deficiencies, as well as reducing operational costs. Total annual savings due to these three energy savings measures is $78,000.
