Keller Parkway Properties, located at 1834 Keller Parkway in Keller, Texas, is a medical office building whose tenants include eye doctors (Total Eye Care) and chiropractors (Performance Chiropractic). The building was constructed in 1994 by developer/owners Drs. Rich and Diana Driscoll and is currently managed by them as well. Dr. Diana Driscoll, a LEED AP B, D + C (an accredited professional in "green" building design and construction) knew that the building was well constructed, but wanted to work with EPA's proven ENERGY STAR program to assist in achieving superior energy performance.

The first step involved taking care of the obvious drains on energy. "In Texas, daylighting can be both our friend and enemy," stated Dr. Diana Driscoll. "We decided to add solar screens to the windows on the west side of the building, where heat was obviously transferred indoors on hot summer afternoons. The next step was again an easy and inexpensive one, with the addition of more insulation on one side of the building." As CEO of Ridgeline Hospitality, LLC and Hotel Rescue? (formed to help hotels "Go Green Gradually?", Dr. Driscoll was aware of much of the "low hanging fruit" to lower energy costs of commercial buildings.

As Dr. Driscoll said, "We knew when the building was constructed how to make many of the 'greener' choices. For example, we utilized compact fluorescent lamps (CFLs) and LED lamps wherever feasible. You will find window film on windows of three sides of the building. We chose drip irrigation over spray irrigation, knowing it was approximately 65 percent more efficient." When Dr. Driscoll felt confident with the efficiency of the building, she utilized EPA's Portfolio Manager tool to establish the building's baseline energy performance score, which was 83. Although this reading is high enough for the coveted ENERGY STAR label, Dr. Driscoll will continue to improve the building's energy efficiency. "We don't want to rest on our baseline reading--we plan to continue our efforts to improve the greening of our building, and to develop programs to make certain that the efficiencies are properly maintained." Dr. Driscoll went on to explain that motion sensors needed to be added to the electric switches and an HVAC filter replacement schedule was imminent.

Hotel Rescue? has applied as a partner with EPA's ENERGY STAR program to continue its mission to help others to "Go Green Gradually?". As Dr. Driscoll says, "Philanthropy has always been a large part of Ridgeline Hospitality's core, and through the ENERGY STAR partnership, we have yet another way to spread the 'green' word. We consider it our responsibility."


The energy management team is completing a PR release and is contacting the mirror to see if he would like to participate in a photo-op and some quotes. The team is hoping to get the architectural firm, too, and of course the tenants! They will promote their efforts on social media, including the website and twitter (@dianadriscoll and @hotelrescue). They are also working on the introductory stages of two additional projects now, and will announce them after the contract is signed.
