MacArthur Plaza, located at 5525 N. MacArthur Blvd, is a nine-story building built in 1983 and located in the Las Colinas development of Irving, Texas. This multi-tenant office building is home to tenants such as Spaghetti Warehouse, MHN Health Services, and EMJ Corporation. Transwestern has managed the building through three ownerships over a 10-year period. The current ownership is CFS MacArthur Plaza, LP a subsidiary of Falcon Southwest. 


Transwestern began tracking the building's utility consumption using EPA's Portfolio Manager tools in 1999 and earned the ENERGY STAR for superior energy performance in 2000 with a score of 81. Although the building continued to achieve a high rating, the occupancy limitations prevented the building from achieving the ENERGY STAR again until 2003. The occupancy again dropped below 75 percent in the years 2004 to 2006. Since then, the building has been awarded the ENERGY STAR in years 2007 through 2009.


The engineering staff has always made energy savings a top priority at MacArthur Plaza. Boasting low utility rates has helped the team achieve high occupancy in this +E market where tenants are directly responsible for the full amount of the utilities. Additionally, all tenants' above-standard electrical usage is sub-metered and billed back to the tenant.


The HVAC system consists of two Trane Chillers controlled by an INet 7 energy management system that was upgraded in 2008 with the latest software. New chillers were installed in 1997. Additionally, the following improvements have been completed: 

-- Equipped the cooling tower variable frequency drives (VFDs)

-- Retrofitted building lighting to T-8 lamps

-- Installed motion sensors in tenant suites and common area restrooms

-- Modified lead/lag programs to shed loads among the large equipment

-- Installed demand capacitors


Bart Park, Chief Engineer, continually monitors the energy management system (EMS) to ensure continued energy savings during seasonal temperature changes. The economizer mode is programmed to allow the most efficient free cooling/heating possible. Current energy costs are approximately $2.00/sf.


With its high energy performance ratings, MacArthur Plaza was an obvious choice to enter the Leadership in Energy and Environmental Design (LEED) program with the U.S. Green Building Council (USGBC). All operations and maintenance were converted beginning in 2008 and include: green cleaning, integrated pest control, green construction, recycling (paper, plastics, metals, light bulbs, ballasts, batteries, toner, electronics, etc.), reduced mercury content, increased outside air intake, green landscaping, and cooling tower management. MacArthur Plaza was the first building in the D/FW Metroplex to receive the LEED for Existing Buildings: Operations & Maintenance (EBO&M) certification in January 2009. The building scored 43 points to achieve Silver Certification.
