The Atrium, located in Irvine, California, sits adjacent to the John Wayne Airport at the intersection of Von Karman Avenue and Martin Street. Designed in August of 1986, these Class A office buildings are constructed of rigid-frame steel and Type 1 reinforced concrete, connecting both towers within a dramatic, soaring, glass-enclosed atrium. Sheathed in classic English slate, the dramatic architectural design features an open courtyard concept of centuries past, blending modern technology and energy-efficient design. Upgrades to The Atrium include an upgraded Siemens BAS system in 2011; TES stratification; replacement of economizers, crossover, and relief dampers; variable frequency drives throughout; a cooling tower, and a complete T-8 lighting retrofit on the building and parking structure in 2010. The Atrium?s managers have implemented comprehensive energy programs to minimize the effect of the California electricity crisis on building electrical costs. The building is implementing LEED protocol in all aspects of building operations including construction, green cleaning, recycling programs, water reduction, and integrated pest management.
