Owned and managed by Hines, Douglas Corporate Centre II is a three-story, 105,000-square-foot office building in the Roseville submarket of Sacramento, CA. Construction was completed in 2003, with retrofits performed in 2008. The building's chevron-shaped footprint includes a two-story lobby at the apex, which frames an elegant water feature at the campus entrance. Other amenities include expansive, flexible floor plans; on-site conference facilities; an on-site health club; ample, shaded parking for tenants and visitors; and a security card entrance system. The setting is another advantage, with the campus situated to provide quick access to Interstate 80.


Douglas Corporate Centre II earned the ENERGY STAR for superior energy performance as a result of new management practices and a series of infrastructure retrofits. For instance, a digital building management system is used to monitor and control lighting in the parking lot and to define settings for building heating and cooling. On the infrastructure side, building HVAC equipment was completely re-commissioned, helping to improve its efficiency, while cool-roof technology and insulation help to reduce thermal heat gain. Finally, additional efforts under consideration--including solar-powered parking area lighting, reflective window treatments, and variable frequency drives (VFDs) on air handling units--should result in further improvements in energy efficiency at the property.
