Hines is the owner, developer, and property manager for PNC Center, a 27-story, 497,000-square-foot office tower in downtown Cincinnati, Ohio. Designed by the firm of Skidmore, Owings & Merrill and completed in 1979, PNC Center is distinguished by its clean architectural style and an exterior curtain of travertine marble, aluminum, and bronzed, dual-pane glass. The interior carries on this theme of simple, modern opulence, with a high-ceilinged lobby finished in travertine and dark granite, and dramatic glass walls that allow visitors to view activity in the building's retail banking lobby and brokerage offices.

PNC Center earned the ENERGY STAR for superior energy performance as a result of retrofitting the building infrastructure elements, as well as making changes in the active management of the property's energy consumption. On the infrastructure side, lighting was one focus: for example, 32-watt fluorescent bulbs throughout the facility were replaced with higher-efficiency 25-watt bulbs, while three-tube fluorescent fixtures were upgraded to two-tube T5 fixtures. HVAC systems provided additional opportunities for savings. The cooling tower was re-piped to improve efficiency, and the chilled water valve actuators were upgraded for improved performance. Property managers at PNC Center also work actively to reduce energy consumption, using an upgraded building management system to monitor energy demand and reduce it where possible, such as setting equipment start/stop times that optimize the balance between energy savings and tenant needs.
