With its distinctive clock tower and art deco architecture, 501 Boylston Street serves as a landmark in Boston's prestigious Back Bay neighborhood. The building is situated adjacent to Copley Square and has lobby entrances on both Boylston Street and Newbury Street. Originally constructed in 1940, with a major addition in 1967, the mixed-use property was redeveloped from 2002-2005 to modernize mechanical systems for newly occupied floors and to revitalize the building's aesthetics.

Standing at ten stories tall, the building boasts a total of more than 672,000 gross square feet with floor plates in excess of 60,000 square feet. The retail portion consists of floors one and two and areas of the basement level for a total of more than 140,000 square feet. Retail tenants include prominent names in fashion, media, banking, and fitness. The office portion consists of floors three through ten for a total of more than 467,300 square feet and is currently divided among two major tenants.

Challenges to energy efficiency at 501 Boylston St. stemmed from the building's antiquated HVAC equipment and systems, which included oversized motors, venting of conditioned air, pneumatic controls, and CAV distribution. As such, the redevelopment of 501 Boylston Street significantly improved energy efficiency and helped the property earn the ENERGY STAR. Mechanical systems serving the retail and office spaces on floors seven through ten were replaced with modern equipment, including retail heat exchangers, office air handling units, variable frequency drives on air handling units, three cooling towers, and retail condenser pumps. During core and shell improvements, improved insulation was provided between the building's structural walls and interior. New office tenant lighting control systems with daylight and motion sensors coupled with T-5 lamps and electronic ballasts have also provided greater efficiency. The building also utilizes real-time energy management and measurement systems to respond to fluctuations in power usage.

Ambitious capital improvements for HVAC system upgrades and retrofits will continue to improve the energy efficiency of 501 Boylston Street as ownership and management strive to transition this vintage building to 21st century operating standards.
