Robert Wood Johnson Corporate Office Building was initially constructed in the early 1970s. The facility was built with basic pneumatically controlled heating and cooling systems and limited functionality.
Due to the rapid growth of the organization, an addition of 20,000 square feet was added to the facility in 1986 but minimal upgrades to the mechanical and electrical systems were installed.
In the late 1990’s, based on the need to expand and replace outdated facilities equipment, the Foundation's Executive Group envisioned the need to build a new 110,000 square foot addition onto the existing structure. In addition, they initiated a plan to upgrade the old building's infrastructure with the most technically advanced and energy-efficient equipment available. Upon completion, the new energy-efficient equipment and design program would allow Facility Management to improve the indoor environment to serve the needs of the occupants and visitors. The building construction project included the installation of direct digital control (DDC) on both air handling equipment and variable air volume (VAV) boxes. Central utility upgrades included replacing electric boilers with high efficiency natural gas units. The DX cooling plant was upgraded with high efficiency centrifugal chillers and the cooling towers were replaced and controlled by variable frequency drives (VFDs). Additionally, high efficiency motors and VFDs were installed on all major air handling equipment and the hot water reheat and chilled water pumps. Solar window film, high efficiency electrical transformers, and general office lighting including occupancy sensors were also installed throughout the facility.
The Facilities maintenance team recently replaced over 100, 175-watt metal halide fixtures in the parking deck with 52-watt LED lamps with timer controls. The cumulative results of these projects netted a 20 percent reduction of the building's overall energy consumption, and attained improved energy performance that qualified us for ENERGY STAR certification.

-- Using recycled materials for all carpeting and counter tops.
