11000 Richmond is a Class B, mid-rise atrium building located on
Richmond Avenue in West Houston. The building is owned and managed by
BMS Management, Inc. and houses tenants in the insurance, energy,
software security, software programming, engineering, and mortgage industries.
The building manager, engineer, and other staff are trained in
energy efficiency practices, and have completed several energy
efficiency improvement projects, including retrofitting lights to T-8
lamps both on the interior of the building and in the parking
garage. Lighting timers and photocells are utilized with the exterior
lighting. Timers are also utilized on interior lighting in the common
areas. Additionally, security staff members and tenants are trained in
energy conservation practices, and participate in the Lights Out
Houston program.
To ensure efficient operation, the building's HVAC system is
controlled by an energy management system (EMS), and chiller units on
the roof were recently changed out with new, energy-efficient units.
Water conservation and energy practices aslo extend to
landscapers, janitorial company, and contractors. Janitorial staff
utilize "green" cleaning supplies to clean the building.
11000 Richmond first earned the ENERGY STAR for superior energy
performance in 2009. Building management strives to continue improving
each year, and to find new ways to conserve.
