The 180 Park Avenue #105 building is a four-story, Class-A office property located in Florham Park, New Jersey. The building, constructed in 2001, is managed by Columbia Property Trust and is a property of Wells Real Estate Funds (Wells). 

The 180 Park Avenue #105 building utilizes a proprietary Trane Tracer building management system (BMS). All common area and tenant space environment scheduling and management operate through this system. HVAC cooling is comprised of 11 Trane Intelipak DX air-cooled rooftop units, totaling 920 tons. Each unit includes natural gas-fired furnaces, which provides a morning warm-up mode in all spaces. Primary heating is achieved through a hydronic heating system: Two Teledyne LAARS natural gas-fired boilers (3,050 MBH each) supply hot water to perimeter baseboard heat at facility entrances and to tenant variable air volume (VAV) boxes. Electric service is provided by JCP&L through two 34.5kV feeders.

Energy efficiency has been achieved through diligent management oversight. HVAC efficiencies have been realized through the use of variable frequency drives (VFDs) and high-efficiency motors on all air-handling units. Lighting retrofits have included energy-efficient lamping and ballasting.

In 2010, the facility was certified as Gold under the U.S. Green Building Council's (USGBC's) Leadership in Energy and Environmental Design (LEED) green building rating system.
