ParkRidge 4 is a six-story, class A office building located at I-25 and Lincoln Avenue in the ParkRidge Corporate Business Park. Principal Real Estate Investors acquired the building in October 2015, and is working with their local management partner, Lowe Enterprises Real Estate Group, to complete an energy assessment and analysis. The property earned ENERGY STAR certification, and the next goal is to achieve LEED Gold for Existing Buildings.
The facility has occupancy sensors in the multi-tenant corridors and all new build-outs are compliant with the current energy codes in Douglas County. The engineering and management teams implemented a real-time, web-based program called InfoWise, which is done through a partnership with Xcel Energy and reports directly to ENERGY STAR Portfolio Manager. The program closely monitors the daily electrical usage at the building. Reports are emailed to management staff on a monthly basis to compare month-to-month and year-to-year results, and alarms are set up to alert staff for any large kWh peaks and dips.
