Three Hutton Centre is a 10-story, Class-A office building in Santa Ana, California. The greater Airport Area building offers nearly 200,000 square feet of rentable space and amenities including an onsite health club. Built in 1985, Three Hutton Centre houses approximately 20 different tenants.
As part of ongoing energy management efforts, several upgrades have been completed. A high-efficiency cooling tower (containing variable speed drives on fan motors) was installed to replace the existing original equipment. Now, building operators are better able to maintain cooling set points at peak demand times, whereas previously, during the hottest summer days, the system was unable to cool the building sufficiently. The new tower resulted in enhanced occupant comfort and satisfaction almost immediately.
Further, two high-efficiency centrifugal chillers and associated water pumps were installed, all with variable speed drives. This retrofit also included an Optimum Energy Controller that works in conjunction with the building automation system to control the central plant, running chillers and pumps at lowest possible speed to reduce energy use while maintaining comfortable building temperatures. Variable Frequency Drives (VFDs) have also been added to the supply and return fans for the HVAC system.
Lighting retrofits are evaluated on a regular basis. In the six-story parking structure, original 100-watt HID lamps were replaced with 32-watt T-8 lamps. In the lobby, 100-watt HID lamps were replaced with 40-watt compact fluorescent lamps. Finally, 100-watt HID bollard lights were replaced with 27-watt CFLs. Tenants experience increased quality and quantity of light, while the building experiences significant energy savings.
Other energy efficient technologies contributing to the building's high energy performance rating include LED exit signs, lighting occupancy sensors, new white PVC membrane roofing, and extra insulation added to HVAC ducts. The Siemens Energy Management System controls HVAC fans, cooling coils, chiller staging, start-stop timing, condenser water temperatures and pumps, and hot water reheat boilers. The building is equipped with an economizer damper system that can supply 100 percent fresh air intake to take advantage of favorable outside temperatures.
No- and low-cost measures that reduce energy consumption are standard practice at Three Hutton Centre. These include reduced simultaneous heating and cooling, annual system tune-ups, and early HVAC system starts when outside air temperatures are favorable. Additionally, tenants are encouraged via memos to purchase ENERGY STAR certified office equipment. All energy efficiency strategies are implemented without any negative impact to tenants, and in fact typically improve tenant satisfaction and comfort.
Owner TIAA and management company CB Richard Ellis both understand the benefits of energy efficiency, and have set broad, corporate-level goals to focus on achieving energy efficient buildings. At Three Hutton Centre, the team is considering additional projects for the near future to continue to improve energy performance.
