focused on energy and water conservation. Implemented no- and
low-cost improvement measures include offering weekend operating
hours by request only, temperature set back in occupied and vacant
spaces, optimization of HVAC start/stop times and use of purge
cycles, extensive tenant education programs, lighting audits,
elevator sleep mode controls, real time metering to track demand,
and an enhanced preventative maintenance program which includes a
steam trap leak detection.
As part of ongoing energy management efforts, several equipment upgrades have been completed, contributing to the buildings high ENERGY STAR rating. T12 lighting in office spaces were retrofitted with T8 lighting and occupancy sensors have been installed in common areas and tenant spaces. Other energy efficient improvements include variable speed drives on HVAC equipment, LED exit signs, high efficiency elevator drive systems, replacement of steam and chiller water coils, and a pneumatic air compressor upgrade.
