? Reduced the peak electrical demand by load shedding. ? Upgraded the chiller plant to improve efficiency and reduce CFCs. ? Installed an extensive vegitated roof approximately 17,000 Sq. Ft.on the 809 N. Broadway building with additional insulation to reduce heating and cooling loads, as well as stormwater runoff. ? Installed vending misers on all vending machines to turn them off when the complex is unoccupied. ? Prohibited and removed about 130 personal space heaters to reduce the yearly energy consumption by approximately 75,600 kWh. ? Changed most lighting fixtures from T12 lamps to T8 and converted all downlighting to compact fluorescent lamps. ? Used occupancy sensors throughout the complex and timeclock "sweeps" to ensure that lights are off when the buildings are unoccupied. ? Upgraded a steam-to-hot-water heat exchanger and established an annual steam trap survey to verify optimal use of the district's steam. ? Implemented a program for standardized use of premium efficiency motors and variable frequency drives on air handling units, as well as hot and cold water pumps, resulting in a considerable reduction in energy costs. ? Controlled the demand for ventilation by using carbon dioxide sensors at the garage levels. ? Replaced single pane glazing with insulated glazing at the City Hall building.
The structures are connected by an underground walkway, and all are used for municipal government offices and support services. The historic City Hall is an eight-story office structure built on a triangular site. A central open atrium connects the first floor through the eighth floor. The Municipal Building is an eleven-story rectangular office structure. The four-story square-shaped 809 N. Broadway Building was originally designed as a vehicle storage garage and auto dealership and was renovated to house offices in the early 1980s.
