Colorado Center is a 15-acre, Class-A project containing six low-rise buildings. On-site amenities include: 3.5-acre park with tennis & basketball courts, reflecting pool and playground, full-service gym that includes racquetball/squash courts and indoor lap pool, full-service bank and ATM, Deli, café, coffee shop and formal restaurant, Palm Court Plaza with lounge area, television and ample seating, professional child care, car wash and detail service, sundries shop, 24-hour security, subterranean parking garage with valet service for visitors, and landscaping by renowned landscape. Encompassing an entire city block, Colorado Center is bordered by Colorado Avenue, Broadway, Cloverfield Boulevard and 26th Street in Santa Monica.

Colorado Center Building D uses the following programs for energy conservation:

Technology (retrofits, upgrades)

• Building Management System – Trane Tracer After Hours HVAC – Online requests via WebSmart Air Light Sensors/Lighting Controls via BMS system
• Conservation Programs
• 2,900 parking structure lamps retrofitted from T12 lighting fixtures to T8 ones in 2012. Estimated annual energy cost savings of $32,000. Return on investment has been 14 months
• All lamps converted from magnetic to electronic ballasts - savings of 12W per fixture
• Tenant suites are retrofitted during TIs

Conservation Programs

• Enernoc - 3rdparty energy management system measures demand response 24/7 monitoring of energy consumption
• Electrical Submetering - DDM Utilize Electric metering system with power line technology and now retrofitted wireless technology to monitor above standard electric usage in each tenant space
• CO sensors in parking garage
• Variable frequency drives on all AHUs & cooling towers Supply air resets on all AC units
• Continuous commissioning of HVAC and EMS systems to maintain optimum energy efficiency and tenant comfort
• Night cleaning crew switches lights off after cleaning

SCE (local utility)'s Demand Response Program

• During peak hours of energy demand/high temps we shed building electricity load (minimum demand respond 200 kW)
• Receive rebates from SCE
• Memos to tenants - close blinds, turn off unnecessary equipment

Xeroscape Landscaping

• Drought tolerant plant help to conserve water
• Trees are strategically placed around perimeters of building to help reduce heat loads
