Johns Manville Plaza is a 751,000 GSF Class A office Building in downtown Denver, which is owned by Shorenstein Realty Services, LP. The Lobby opens onto a 50,000 SF plaza that creates a welcome rest stop for pedestrians on their way through Denver's financial district. Tenants enjoy excellent thermal comfort and indoor air quality with above average illumination throughout the building. Flexibility in operation, especially after-hours, is provided by floor by floor air-handlers capable of supplying up to 100% outside air.

Some of the key ingredients to the efficiency at Johns Manville Plaza include:

• Ongoing energy efficiency focus and training. Particularly, the Energy Management System (EMS) is used at a high level of understanding by the operating engineers. Where special programming is needed, expert support is brought in. When energy efficiency training is available, the  operating engineers make the effort to attend and participate.
• High efficiency lighting, typically using T8 technology, has been installed as part of tenant improvements. Common area lighting has been made highly efficient with attention to color rendition and ambient lighting effects. Even the plaza spots use compact fluorescent lamps.
• HVAC efficiency has been harvested by modulating the inlet guide vanes and resetting the supply air duct static pressure on the floor by floor air-handlers. The horsepower reduction has been significant.
• Night time free-cooling in Denver, where the night time temperature swing can be 40F less than the day time temperature, allows the use of cool night air to pre-cool and freshen the building for the next day.
• The central chiller plant operation is the ultimate measure of success that reflects the cascading  efficiency for all of the above. Only one of two 800 ton chillers is used at any time. This is largely due to preading  the load over time using the optimal start strategy that is part  of EMS and then allowing the EMS to do its job.

The achievement of the ENERGY STAR Building Label award at Johns Manville  Plaza is due primarily to the good ideas that have been continuously developed by Shorenstein Realty Services Chief Engineer, Rick Shady and his staff. The result is that there are winners all the way around. Johns Manville Plaza continues to perform at the top of the list in terms of operating costs, in the Denver metropolitan area.
