Constructed in 1986, the 99,406 square foot building consists of five stories of office space and a ground floor retail space. In
2008, after the property was acquired by TIAA, the property
management team at Lincoln Property Company began monitoring the
energy performance in ENERGY STAR® Portfolio Manager®. With a strong
commitment to sustainability and support from ownership, the team
worked to implement energy efficiency projects throughout the common
areas and office suites. These projects led to superior energy
performance, and eventually to the property becoming ENERGY STAR
certified in 2011.
Notable
projects implemented at the property include:
•
Replacement of roof and penthouse roof with a Green roof-
thermoplastic keystone enthyleneester Fibertite system which carries
an ENERGY STAR certification;
•
Mechanical upgrades including the installation of a heat exchanger;
chilled water pipe replacement; addition of pressure gauges to
sprinklers; door restricted opening devices installed on building
elevators; and two new Air Handling Units (AHUs) on the 2nd and 3rd
floors. Currently in the process of ordering new centrifugal chiller
and pumps;
•
Reduced HVAC equipment operating hours by optimizing start times and
coasting at the end of the day. Installed Variable Frequency Drives
(VFDs) on the toilet exhaust and make-up air fans;
•
Installed new lamps, ballasts, and occupancy sensors on building
exterior, lobbies, and office areas of floors 1 through 3;
•
Upgraded lighting in the garage including replacement 175 watt metal
halide fixtures with 54 watt T5 fluorescent fixtures; mercury vapor
fixtures with LED fixtures, and installing occupancy sensors;
•
Retrofitted 24 100W incandescent lamps in the elevator cabs with 23W CFLs.
•
Installed occupancy sensors in stairwells.

Lincoln Property Company closely monitors and manages the energy use of the buildings we manage. All property types are to be benchmarked in ENERGY STAR Portfolio Manager.
