Developed by The Shooshan Company in 2012, 675 N. Randolph St. at Liberty Center is approximately 352,740 rentable square feet of trophy quality office space, located within a 2.2 million square foot mixed-use development (“Liberty Center”) in the Ballston area of Arlington County, Virginia. The building was designed by world renowned architecture firm RTKL to the highest standards in quality, finish selection, and efficiency, and with state of the art energy efficient mechanical and electrical equipment.

675 N. Randolph St. is currently 100% leased to the General Services Administration (GSA) on behalf of the Defense Advanced Research Projects Agency (DARPA.). Designed to the highest technical standards for a GSA defense-related tenant, the building conforms to the Department of Defense’s Level IV Anti-Terrorism Force Protection (ATFP) standards.

Several improvements to the building’s operations by Kodiak Realty Services, LLC (Property Manager) were evaluated and completed in 2013. Most notable were those targeted at reducing power consumption and optimizing the building's energy usage. Kodiak also established and continues to practice proactive programs for operational monitoring, active preventative maintenance, and optimizing the direct digital control Energy Management System (EMS).

The tenant relations program and collaborative effort between the tenant and Kodiak Realty Services has been a critical component for the building to reach an ENERGY STAR score of 93, and has allowed for many energy savings programs to be implemented. The utilization of the EMS to control all points in the building's mechanical, HVAC, and lighting systems has also contributed to this achievement. The HVAC scheduling has been optimized, with programmed reset, warm-up, and outside-air economizer schedules set for the most efficient possible performance. In addition, the engineering team evaluates and monitors weather patterns daily to adjust the activation schedules on all major equipment.

675 N. Randolph St. has been widely recognized by the US Green Building Council (USGBC) for the building’s efficient design and LEED-Platinum CI and LEED-Gold CS certifications, and is located in Arlington County’s first ever LEED Gold Neighborhood Development (Liberty Center South).
