The Bob Lanier Building, located at 611 Walker, is a 410-foot-tall skyscraper in downtown Houston, Texas. Completed in 1968, the 27-story office building primarily houses the City of Houston?s Public Works and Engineering (PWE) Department. The City?s Design and Construction Division operates and maintains the facility with a comprehensive focus on energy conservation measures. As a commitment to sustainability, the City participated in the Clinton Climate Initiative?s Energy Efficiency Building Retrofit Program to reduce energy consumption in existing buildings. The Clinton Foundation assisted the City of Houston in designing and implementing large-scale energy efficiency retrofit projects. In 2009, a performance contract was awarded to energy management specialist TAC by Schneider Electric. In the first phase, TAC performed energy audits on seven municipal buildings containing 1.2 million square feet of space. One of the first-phase energy upgrade projects involved the Bob Lanier building. Energy enhancements at the facility included updating the building management system; upgrading heating, ventilating, and air-conditioning (HVAC) equipment; retrofitting to new, efficient lighting fixtures; adding lighting controls, and installing new, water-saving plumbing fixtures. The $5 million invested in the project is expected to save more than $612,000 annually with a payback period of a little over eight years.
