We have worked diligently over the last three years to implement a number of improvements at the building to improve the efficiency of operation and maximize our natural resources.  These include:

• Replaced 60% efficient Low Pressure Steam Boilers with 87% efficient Hot Water Boilers. ($323,248 investment)
• Replaced ceramic cooling tower fill with PVC fill to increase capacity of cooling towers from 70% to 98%. ($28,820 investment)
• Installed variable frequency drives on (2) 20 HP cooling tower motors. ($33,219 investment)
• Replaced incandenscent exit lights with LED lighting.
• Installed time clocks on domestic hot water boiler and smoke hut heater to turn off during un-occupied times.
• Tightened up operating hours of major equipment, as scheduled through our DDC system, to match lease requirements.
• Replaced areas previously planted with grass, and installed a non-irrigated prairie on approximately 1.5 acres of land.

These modifications have resulted in an overall reduction of electricity consumption by approximately 18%; and gas consumption was reduced approximately 24%.
