An
emphasis on energy management and sustainability is standard
practice at 701 Brickell. The on-site Jones Lang LaSalle management
team continually applies no- and low-cost energy efficiency measures
including practicing enhanced preventative maintenance, engaging
janitorial and security staff to turn off unneeded lights, and
providing weekend HVAC only when required by tenants.
As
part of ongoing energy management efforts, several upgrades have
been completed. Parking garage and building lighting were
retrofitted with energy efficient T-8 fluorescents, and motion
sensors were added to lighting. The building's Energy Management
System (EMS) was upgraded to provide enhanced features such as the
ability to reset time schedules, outside air temperature reset,
optimal start/stop, and monitoring of utility meters. Plumbing
fixtures were retrofitted with low-flow models, which reduces both
water and energy use. Other energy efficient technologies
contributing to the building's high energy performance
rating include a reflective "cool roof," variable speed
drives on HVAC equipment and domestic water pumps, photocells to
control lighting, and timers that reduce unnecessary water heating.
