Bay Center C is a five story, Class A office building located in the Bay Center Offices (BCO) Corporate Office Park in Emeryville, California. Bay Center Investors (collectively Principal Real Estate Investors and Harvest Properties) works closely with Harvest Properties, the property manager, to practice responsible property investment at Bay Center Offices. In 2009, the management team started monitoring energy performance using EPA's ENERGY STAR Porfolio Manager, and earned its first ENERGY STAR certification.

The management team has performed a number of upgrades to maintain Class A tenant standards while saving energy and energy costs. This work includes:

-- Variable speed drives for all motors 5 horsepower and above
-- Variable air volume (VAV) units in the office space keep energy demand to a minimum
-- Rooftop air economizers to take advantage of free cooling when weather permits
-- A direct digital control building automation system to control heating, cooling, and lighting into an integrated system, which minimizes energy use

Additionally, the building engineer reduces energy consumption by paying close attention to and adjusting the sequence of system operations. He monitors the cooling and heating set points through the building management system, and makes adjustments to the set points as needed. The onsite staff conduct after-hours walks to identify equipment that isn't operating on a schedule, and to identify automatic lighting circuits that are not operating due to failed relays or inaccurate programming/schedules.

Bay Center C actively participates in Principal Real Estate Investors’ Pillars of Responsible Property Investing (PRPI) initiative. Based on the United Nations Principals of Responsible Investment, the PRPI initiative emphasizes operational excellence, and acts as an expanded fiduciary framework to better serve the needs of clients, investors, tenants, and the community.
