301 Brannan is a 6-story class A office building owned and operated by Kilroy Realty Corporation. This classic brick and timber building offers over 74,000 square feet of rentable space. Built in 1909 and completely renovated in 1989, Kilroy Realty has added efficient solutions to reduce the building’s consumption from its original designs.

301 Brannan has undergone a complete lighting retrofit. The building now uses T8 lamps and compact fluorescents in combination with electronic ballasts. Because the property is designed with open ceilings and floor plans high levels of light are required over large areas. To achieve the lighting desired high-intensity discharge lamps are used with reflectors to maximize luminosity and minimize the energy required to create that amount of light. LED exit signs are also in place because of their efficiency.

The fan systems at 301 Brannan have also been upgraded to lower energy usage. The motors of the fan systems are all designed to be as efficient as possible using belt drivers that are more durable and last longer. Programmable thermostats are utilized throughout the building to allow the fan systems a chance to slow down or turn off when they are not needed. Variable frequency drives are also in place to help the fans run at different speeds depending on usage.

To help this century old building reduce energy loads Kilroy uses Energy Star products onsite. High performance windows were also added to the building cutting cooling and heating costs down and keeping the original look of the building intact. A dedicated hot water loop has been installed for the building’s hot water usage. Water saving toilets and faucets have also been installed to reduce the water needs of the property.

In 2014 the building went through an ASHRAE Level II energy audit with Carbon Lighthouse, who then implemented many of the identified Energy Conservation Measures. These included additional DDC installations and commissioning of time clocks as well as additional lighting retrofits.
