The Santa Fe Summit property at 7525-7555 Torrey Santa Fe is a four-building campus that is a sustainability leader in the San Diego area. The site is considered one of the flagship projects for sustainability at Kilroy Realty Corporation and the entire campus is LEED Gold certified.

The most notable energy efficiency features of the site are the Bloom fuel cells and the solar array. The Bloom fuel cells have a capacity of 500 kW and turn directed biogas into electricity for campus use. The solar array has a capacity of an additional 203.5 kW and is installed on the campus parking area.

The campus uses an extremely efficient HVAC system coupled with Variable Air Volume boxes that help make small adjustments in the ventilation to deliver superior thermal comfort to the tenants throughout the year. Because of the seamless changes in air delivery there are fewer requests to change the temperature of the buildings maximizing efficiency in both energy reduction and employee satisfaction. The campus also uses low-flow toilets, urinals, sinks, and faucets reducing water consumption by 30 percent. The private offices on the campus use high-efficiency lighting fixtures that only require one T-5 lamp instead of the traditional two. Lighting control panels have been programmed to shut lights off after work hours and occupancy sensors will do the same during the day in unoccupied spaces. Photocells on the roofs of each building gauge natural light and control perimeter lights on each floor depending on their individual needs.

Each building is outfitted with a Building Management System that closely monitors the use of electricity, water, and natural gas displayed on a central monitor. The amount of detail this system reports on compares each day to historical data providing a superior level of energy management and performance of individual systems. The irrigation controls have also been retrofitted to weather-based Smart controllers. Instead of standard clock timers, these Smart controllers base the need and use of water on the weather. This accurate gauge of how much water is necessary reduces water consumption for irrigation purposes by 20 percent. The design of the landscape also helps keep water consumption to a minimum because of the use of drought tolerant plants and shrubs that are native to San Diego. The method of using endemic plants in the landscape is called xeriscaping and can be very cost-effective.

The Santa Fe Summit site uses a waste and recycling management firm to manage the trash and recycling activities of the campus. The site currently diverts 60 percent of its total waste into recycling through a multiple stream division of wasted goods (mixed recycling, cardboard, E-scrap, confidential paper, light bulbs, batteries, and toner).
