The Adobe Seattle Facility, located at 801 North 34th Street in the Fremont neighborhood of Seattle, Washington, is a 164,961 square foot, single tenant, three-story facility. The building, constructed in 1997, is modern in concept and design, and in harmony with its existing neighboring buildings. Nestled on a 3.5 acre parcel, the facility is U-shaped, partially enclosing a fenced garden that fronts the famous Burke-Gilman trail, and the shores of Lake Union.
The exterior of the building is a mix of varying angles that help minimize the bulk and scale. The materials used for the exterior are a combination of multi-colored precast concrete, brick, aluminum and galvanized steel. The urban theme continues inside; exposed structural components are incorporated into the architectural design. Individual offices are sparse, with exposed concrete offsetting otherwise contemporary finishes and fittings. Tall split-birch veneer doors add just the right touch of luxury.
Driven by a core belief that corporations have a responsibility to
their local community and the global environment, Adobe has
consistently taken a strong, pro-active approach to resource
conservation, waste reduction, environmental protection, and
sustainability. Over the past five years, Adobe and Cushman &
Wakefield (their facilities management partner) have undertaken a
program to further enhance Adobe’s operating efficiency and reduce its
environmental footprint.
ENERGY STAR certification is a result
of retrofitted infrastructure components, training, and Building
Operational Improvements. The latter is aided by a robust computerized
energy management system, which provides extensive control and
monitoring of the energy consumption.
Some infrastructure
improvements include: installation of Variable Frequency Drives
(VFD’s) on Cooling Tower fan motors, installation of 30 electrical
sub-meters to monitor HVAC and lighting usage, updated lighting
fixtures to LED’s where practical, utilizing the optimum start / stop
strategies of the BMS system, and ensuring that the run times of the
HVAC units were in line with the standard operating time of the
facility. Checks and balance is accomplished by an ongoing
retro-commissioning program, and includes an annual functional test of
all aspects of the system.
During this period, total electricity
use has been reduced by 43-percent, while the population has been
increased by 8-percent. Payback for these improvements ranges from 0.8
to 3.5 years.
