303 Almaden Boulevard is owned by 303 Almaden Fee Owner, LLC and managed by CBC Real Estate Advisors. Located on Almaden Boulevard in San Jose, the building, completed in 1994, includes a 12-story office tower with approximately 166,361 square feet of Class-A office space and a four-story, tuck-under parking structure immediately below the office building. The vertical transportation throughout the facility is provided by three passenger elevators and one convertible passenger/freight elevator. The building is located along the VTA rail corridor with a station located within one block of the building for commuter access to the building/campus.


Onsite parking is provided for 400 spaces in the tuck-under structured parking for the building. There is also a public grade-level parking lot adjacent to the property for additional parking capacity.
 

Energy management at 303 Almaden Boulevard begins with proper preventive maintenance and repair of the installed systems. In the original design, the use of a full outside air economizer system formed the basis for an efficient HVAC operation, given the moderate climate in the region. From this point, good operating strategies -- i.e., building out office space using T-8 and T-5 lamps and electronic ballasts along with variable speed drive technologies, cooling towers, and main supply fan systems -- have provided ongoing energy efficiency opportunities. The addition and enhancement of the original building automation system has further allowed a more integrated approach and connection to the field systems and components, giving the building management team the flexibility to make the overall system operate more efficiently.
 

The remodeling of a large block of tenant floors with current building and energy codes in 2005-2007 will continue to enhance the building's energy performance in the future. This effort also replaced lighting with T-8 and T-5 lamp and ballast technology, as well as occupancy sensor control of the lighting system and energy efficient task lighting at the workstation level. In 2007, the domestic water booster station was replaced using variable frequency drive (VFD) technology and integral microprocessor controls.
 

In 2009 and 2010, we researched and implemented solar window film on the three solar faces of the building's exterior glazing in order to reduce the heat gain and demand load to the building tenants and HVAC system. This work was completed in December 2010, and we are currently tracking results. We also looked at our HID lighting in the parking garage and replaced it with T-8 florescent lamps and ballasts to improve the energy performance of that lighting system. In addition, we added photocell controls to light fixtures around the perimeter of the garage affected by daylighting. The lighting conversion in the parking garage provided a substantial reduction in load from 215 installed watts per fixture location to 55 installed watts per fixture location with good ambient lighting results.
