3780 Kilroy Airport Way is one of seven buildings on the Kilroy Long Beach campus. Situated just five minutes from Long Beach Airport, this 50 acre campus boasts modern office work spaces focused on sustainability.
The eight-story building has always had Variable Frequency Drives and in 2008 it underwent retrocommissioning. Waterless urinals and low-flow toilets and faucets were also installed in 2008 to reduce water usage.
In 2011, 3780 Kilroy Airport Way went through a building-wide lighting retrofit. Occupancy sensors were installed to turn lights off automatically when rooms are not used. All lighting systems were converted to energy efficient electronic ballasts and lamps. The exterior lights are also all designed to cut down on energy use by eliminating uplighting.
In 2009 and then again in 2013 the building underwent a massive EMS retrofit. This included a software change in the Energy Management System to Automated Logic Controls (ALC). This software integrates the entire building’s HVAC and lighting systems into one easy-to-use format. ALC monitors electrical usage, performs data trending, has hierarchal scheduling, shows thermographic color floor plans, trends data, schedules alarms, and gives detailed reports of the systems, providing engineers with streamlined/real-time information. In addition, it can be used on any computer or smartphone, allowing for total control of the building’s energy systems from anywhere at any time.
Also in 2013, the entire Kilroy Airport Center campus enrolled in Demand Response with Enerliance. The building now sheds load in response to utility-called load reduction events.
The entire Kilroy Airport Center campus has a robust recycling program. The Tenant Handbook that Kilroy Realty provides goes into great detail on how the program operates and how best a tenant can recycle. On top of this, Kilroy has implemented a green cleaning program on site. The purpose of the program is to minimize exposure of building occupants to potentially hazardous chemical, biological, and particle contaminants which may adversely affect indoor air quality and building systems. It also minimizes the impact of the building’s operations on the environment.
