999 Town and Country is a 98,551 square foot building owned and operated by Kilroy Realty Corporation. The four-story Class-A office building underwent renovation in 2009, which included energy efficiency upgrades.
The property uses compact fluorescents and electronic ballasts as well as 25W T-8 lamps throughout the majority of the building. High intensity discharge lamps are also in use on the site. Recently a cool roof was installed to help lower cooling costs by reflecting sunlight rather than absorbing it. Cool roofs reduce the heat-island effect, in which dark outdoor surfaces raise the temperature of surrounding areas. The piping throughout the property has also been insulated. This was done so that temperatures would remain constant as water flows through the building.
New cooling towers were purchased and installed with variable frequency drives. The system also utilizes a chilled water loop for temperature control and economizer cooling.
In 2009, the property upgraded to a new EMS system by Automated Logic Controls (ALC). This software integrates the entire building’s HVAC and lighting systems into one easy-to-use format. ALC monitors electrical usage, performs data trending, has hierarchal scheduling, shows thermographic color floor plans, trends data, schedules alarms, and gives detailed reports of the systems, providing engineers with real-time information. In addition, it can be used on any computer or smartphone, allowing for total control of the building’s energy systems from anywhere at any time.
