Before the renovation, the facility was a 33,750 square-foot sports facility located on a 2.2 acre lot. After the renovation into 28,096 square feet of manufacturing and 9,000 square feet of office space (on two floors), the facility has a total final floor area of 37,096 square feet. The facility has 46 parking stalls on site covering 0.74 acres of land which was pre-existing parking, no addition to the parking area was made during the renovation. The building was constructed for 70 occupants, 40 office workers and 30 workers in assembly/fabrication.
All of the primary HVAC components have been commissioned. Commissioning included engaging a commissioning team, reviewing the design intent, incorporating commissioning into the construction documents, developing and using a commissioning plan, completion of pre-functional checklists for each unit, functional testing at the site, and completing this final report.
Each Trane furnace/air conditioning unit uses natural gas for heating. The units are sealed combustion and have a rated efficiency of 91%, 10% higher than standard units. Hot water is provided to the fan coil units and fin tubes by a Munchkin, fully-condensing, sealed combustion boiler that also has a rated efficiency of 91%, 10% higher than a standard boiler.
Cooling in the office areas is provided by five (5) Trane condensing units, one condensing unit for each furnace/air conditioning unit and one for each fan coil unit. Four (4) of the condensing units have a cooling efficiency, expressed as seasonal energy efficiency ratio or SEER, of 14, 40% better than standard units, and the remaining unit has a SEER of 12, 20% better than standard units. Units are charged with R-410A, a non-chlorinated refrigerant that is safe for the ozone layer.
RenewAire air-to-air energy recovery units operate whenever the zone they serve is occupied and provide fresh outdoor rate at a combined volume of 3,730 cubic feet per minute (cfm) or 53 cfm for each building occupant. This ventilation rate is six times greater than the minimum building code requirement in Wisconsin; therefore, the building has excellent ventilation and outstanding indoor air quality. In addition, the RenewAire units allow moisture transfer between the exhaust and outdoor air streams, so your indoor relative humidity during the winter months should remain acceptable at 30% or higher.
The manufacturing area is served by T-8, 6-bulb, high-bay fluorescent fixtures that provide excellent light quality at a very low lighting power density of just 0.40 watts per square foot. Office areas are served by 2 by 4, T-8 fluorescent fixtures and have a low lighting density of just 0.7 watts per square foot. This facility has one-half the lighting power density of a similar facility built to current design standards.
