The energy efficiency project for this building encompassed the tenant improvement for the Hoag Imaging Center on the first floor of the building, which consists of 35,000 square feet. It was built in two phases. The construction included efficient design mechanical equipment, and the lighting included energy efficiency technologies such as T8 lighting and sensors to minimize energy waste.
For the electrical infrastructure of the project, the lighting design for Hoag Imaging achieves the goal to save energy by meeting ENERGY STAR performance criteria:
-- 85 percent of all light fixtures used in Hoag Imaging are fluorescent fixtures, which use 10-20 percent less energy.
-- T-5, T-5 HO, and T-8 lamps are used to keep a better lumen maintenance level than T1-12 and reduce ballast loss as result of the optimal temperature.
-- LED (light-emitting diode) lamps were used in the entire project for the exit signs; they consume 75 percent less energy than conventional incandescent lights.
-- HID (high intensity discharge) lamps were used in the MRI rooms. These lamps offer longer lamp life, high efficiency, low operating cost, and good rendering properties.
-- Electronic ballasts were used in all our fluorescent ballasts, which reduced KWH usage and KW demand. There were additional benefits resulting from reduced maintenance costs associated with tube and ballast replacement, a lower head load, and acknowledged better quality of light.
-- Motion and occupancy sensors were used in all the toilet rooms, which can save 20-40 percent of the lighting energy.
-- Lighting control panels were used which allow operators to shut down all the lights after hours (unless it is used for life safety). Override switches will allow lights to be turned on only in the areas they are needed.
For the mechanical infrastructure of the building, the team made strategic decisions to optimize energy use and reduce energy consumption. In addition to the technologies listed to the right, the team implemented the following:

-- Full direct digital control (DDC) system

Stage 5 - Heating and Cooling Plant
-- Dedicated HVAC systems for 24 hr/day loads
-- Air side economizer on main HVAC system
-- Water-cooled refrigeration system on packaged A/C units and chillers

-- Water-saving fixtures for lavatories of 0.5 GPM in lieu of 2.2 GPM
-- High efficiency domestic hot water heaters
-- Hot water recirculation system for domestic hot water
-- Hot water re-circulating pump on Aquastat control
