As industry leaders in Responsible Property Investing, the property owner, Multi-Employer Property Trust/Kennedy Associates Real Estate Counsel, continues to pursue a proactive commitment to energy efficiency. The most significant project performed in this pursuit was the renovation of the Central Plant, which was completed in 2006.
-- Redesigning to a variable flow system provides a more practical method of supplying chilled water to each building on the campus.
-- The replacement of the two 50-year-old chillers with modern Centrifugal chillers complete with variable speed technology provides and maintains the daily chilled water temperature with a greatly reduced consumption of electricity.
-- One 12 million heating hot water (HHW) boiler was removed and replaced with five 1.99 million btu natural gas consuming HHW boilers. This conversion satisfies the early morning demand and enables the loop temperature to be controlled more efficiently while maintaining the load throughout the day. Operating individual boilers to maintain the temperature throughout the day requires less BTU input and also allows for a substantially reduced amount of harmful emissions into the atmosphere. Additionally, the variable speed drives on the main chill and hot water pumps provide the proper amount of water flow when needed and specifically to the buildings in need.
-- A new energy management system (EMS) was redesigned to incorporate variable-flow technique, speed-drive technology, and the coordinated EMS action of the affected buildings by adjusting parameters constantly during operation in accordance with the operating conditions and through optimization aspects based on built-in, artificial intelligence technology.
-- Efficient T-5 lighting was also installed in the Central Plant during the renovation.
Communications:
A Tenant information meeting was held to convey all Responsible Property Investing at the site in June 2007. Additionally, the 2009 ENERGY STAR plaque is hung prominently in the building's main lobby. The campus participates in Earth Day annually by distributing CFL bulbs, micro fiber rags, and numerous "green" materials provided by the campus' service partners. Notices are regularly sent to the tenants and posted in lobby stanchions regarding "Tips for a Greener Tomorrow" for both at home and their work place.
