Little Company of Mary San Pedro Hospital is a non-profit hospital that has served the Harbor and greater South Bay communities since 1925. The 310,000 square foot hospital features 259 acute care beds, 128 skilled nursing and 200 long-term sub-acute beds. Primary care physicians, highly renowned specialists, and a comprehensive medical campus make Little Company of Mary Hospital the first choice for area residents.

Little Company of Mary is a part of Providence Health and Services, a Northwest-based, not-for-profit healthcare system representing 28 hospitals and more than 35 non-acute facilities on the west coast. Providences mission to wisely care for and share human, environmental and financial resources held in trust is reflected in our focus on energy efficiency.

As part of the Providence Health and Services, San Pedro Hospital continually strives to improve our energy management program to demonstrate our commitment to our community. Our facilities/energy team consists of 11 staff members, including our new Facility Manager, Andrew Goldschmidt. Andrew works in collaboration with the Providence Health and Services' corporate energy team. Andrew, and the technical skills he brings to San Pedro Hospital, is a major contributor to our energy performance improvement efforts.

Our goal to operate less than 200 kBtu/SF and to earn the ENERGY STAR has driven our energy management program and we've successfully achieved our goal through the implementation of several energy performance improvement projects, including:

Lighting: In 2005, as part of an effort to upgrade lighting in all California Providence healthcare facilities, we replaced 32 watt T-12 lamps with 25 watt T-8 lamps. As the second largest energy load after HVAC, our lighting retrofits significantly improved our energy performance. The total cost of the project was $99,012; Southern California Edison provided a $68,412 grant. Our $30,600 investment garnered an 8 month payback period as we experienced reduced demand of 58 KWs, energy savings of 503,569 kWhs and annual cost savings of approximately $46,000 from our energy bill. Additionally, weve installed LED exit signs.

Fan and Pump Systems: Select fan systems in our facility are installed with variable frequency drives. Fans are upgraded on an as-need basis and data collected from the building control system plays a central role in the decision process. Start/stop and temperature set points are also established for the fan systems through the central control systems.

HVAC: All HVAC systems are tied into our building management system for optimal performance and have established start/stop and temperature set points. As a result of the location of our hospital, we are able to use more outside air than most hospitals, which reduces demand on our HVAC system. We continue to look for ways to improve operational efficiencies with our HVAC system and are currently reviewing the need for a premium efficiency chiller for our facilities.

ENERGY STAR Qualified Products: We have ENERGY STAR qualified TVs, computers, and other electronics. While we currently encourage the purchase of ENERGY STAR qualified products, our corporate office at Providence Health and Services is also in the process of establishing a policy that mandates the purchase of products that have earned the ENERGY STAR.

Operations and maintenance are an integral component of our energy management program. We utilize our central building control system to schedule preventative and routine maintenance for building systems and equipment, as well as building tune ups. Scheduled building tune ups and maintenance help ensure that our equipment functions properly and that efficiencies in our equipment are maximized. The maintenance program prioritizes the schedule based on a systems energy intensity and targets the more energy intensive equipment first. Our Facility Manager did a commendable job conducting a thorough building tune-up of our facility in 2005 and 2006. Providence encourages facilities staff to undergo the building operators certification program to learn more about maximizing efficient operations.

Our hospital began tracking our energy performance through EPA's energy performance rating system within Portfolio Manager in 2005 as part of Providence's initiative to benchmark all California facilities within Portfolio Manager. We collected our data and benchmarked in Portfolio Manager and as a result of all our energy management work, we earned the ENERGY STAR. Now, as part of Providence Health and Services' automated benchmarking system, our facilitys benchmarking performance and bill handling is maintained by Advantage IQ. Utilizing automated benchmarking has simplified tracking our energy so we can focus on and expand our energy management programs.

Our aim is to continue the successful energy performance in our facility and we continue to look for opportunities to build on our existing efforts. We will perform a detailed investment grade audit of our facility in 2007 and will target opportunities for improvement.
