BNY Mellon's Utica Operations Center, located at 6023 Airport Road, Oriskany, NY, is an owner-occupied commercial office building managed by CBRE. The 115,500-square-foot, two-story structure was built in 1989 and completed energy renovations in 2011. Sear Brown Associates designed the structure with a full complement of technology including 100% generator back up, variable speed drives (VSD) & building management system (BMS) controls to support the critical financial operations of The Bank of New York Mellon.
To improve its energy efficiency, the two-story glass clad structure was upgraded with a new roof with double the insulation, plus a high reflective membrane. HVAC upgrades include the addition of a 400 ton VSD chiller, new fan & pump VSD drives, CO2 monitoring, enthalpy control, free cooling option on computer room air conditioning units (CRAC) and enhanced BMS control. CO2 monitoring was instrumental in reducing natural gas consumption during the long winter heating season in the North. Electrical upgrades include the installation of LumEnergi's addressable lighting system with ambient & occupancy controls, resulting in power consumption being reduced by 80%. Reduction in water consumption was achieved with the installation of low flow flush valve and automatic faucets in all rest rooms.
All the above energy upgrades contributed to reducing energy consumption. These improvements, along with the collaboration of engineering staff, will ensure the owner years of future energy savings.
