Park Central 9 was built in 1982 with 8 floors of rentable Class-A office space. Located on a 4.5-acre development site in suburban Dallas, Texas, this building is interconnected to Park Central 7 and 8 by a glass atrium. While the majority of the Park Central 9 is office space, this mixed-use property includes cafes, a sundry shop, car repair services, and a fitness center. Tenants also have access to a quiet and relaxing shade garden with free Wi-Fi and a putting green located in the Park Central courtyard. The property is located in an area with residences, retail shops, a hotel, Anderson Bonner Park, and mass transit.

One of the main energy efficiency goals was optimizing the building's Energy Management System (EMS) capabilities. Working with mechanical, electrical, and plumbing consultants, we were able to identify what performance improvements could be made to the system. The upgrades that were made to the EMS allowed our engineers to keep close surveillance on building performance and increase precision with zone-specific adjustments. For example, current transformers were added to the Siemens Talon EMS to better monitor the consumption of the Flakt Air Handler fans, cooling tower, and pumps. The end result was a reduction in electrical costs.

Park Central also reduced energy use by changing cooling tower operations. A diffusion-based chemical method of water treatment was implemented at the property. Indirectly, the electricity consumption at the cooling towers is reduced by the elimination of supplemental pump use for chemical mixing. Energy savings at the cooling tower helps contribute to higher operational efficiency.
