Mockingbird Station is North Texas' original transit oriented urban village, a 550,000-square-foot, Class-A mixed-use development. Within this mixed-use project is a 10-story commercial office tower building whose tenants include Park Cities Bank, law firms, a cosmetic school, executive suites, and architectural firms, among many others. The building, constructed in 1977, is owned by American Fund US Investments, LP and is managed by Cassidy Turley Commercial Real Estate Services. Recognizing the potential to improve the building's energy and financial performance, the owner hired a mechanical engineering firm, Williams Notaro & Associates, LLC, to conduct a complete building audit and summary of recommendations.

Initially, Williams Notaro measured the building's baseline energy performance to pursue the efficiency gains that could be accomplished through improved operations, maintenance equipment upgrades, and other low-cost practices. The initial benchmarking in 2010, using the ENERGY STAR Portfolio Manager tool, returned a score of 45.

The team evaluated the entire operations and the system's original designs, a process that revealed a number of necessary operational and equipment changes. It was decided that a multi-phase replacement and upgrade of the entire HVAC system and design was necessary.

-- Phase 1 removed the retail tenant off the base building system. The tenant now has a stand-alone HVAC system controllable by a separate electrical meter. This allowed the base building to be shut down at regular hours.

-- Phase 2 installed a new cooling tower with VFD drives, a new condenser loop multi-stage filtration system, a new conditioned outside air unit and replaced the original, old elevator controls to solid state.

-- Phase 3 replaced the old semi-hermetic compressors and refrigerant coils with one new Trane CVHE450 with VFD drive and chill water coils, new dual Armstrong inline pumps with VFD drives on both the chill water and condenser sides, two new 100 hp motors with VFD drives for the built-up air handler system, removal and installation of internal insulation from the building's main air distribution riser to maintain better air temperatures and an entire new built-up air handler system with dual wall insulation for better control.

In addition to the HVAC upgrades, management completed a parking garage lighting retro-fit of all six levels in-house.

In 2013, just three years after the initial benchmarking, the office tower earned the ENERGY STAR by achieving a score of 75 in Portfolio Manager. The dramatic increase in energy efficiency translates into real savings for Mockingbird Station's owner.
