Operated by Memorial Hermann, Memorial Hermann Northeast Hospital is a 397,000-square-foot, five-story community hospital that serves the acute care needs of Humble, Texas and its surrounding tri-county area.

 

The Memorial Hermann Northeast Hospital earned ENERGY STAR certification as a result of the combined efforts of the local operations and engineering team members who focused on improving the energy efficiency of the 34-year-old hospital while upgrading the physical plant infrastructure to support a high quality, safe environment for patients at the facility.  The team focused efforts on the repair and replacement of existing mechanical, electrical, and plumbing systems such as re-heat boilers, cooling towers, and their associated controls. The facility replaced all lighting systems with high-efficient T-8 lamp/ballast combinations which had a project payback of less than one year. In addition, the engineering team initiated a complete re-commissioning of the Building Automation System back to original specifications while implementing new energy optimization strategies for chillers, air handling units, and re-heat systems. The operations team resolved numerous deferred maintenance items associated with the HVAC systems that further complemented the re-commissioning process. Roofing systems were replaced with a high-quality, reflective membrane system that including thermal insulation in accordance with local energy codes and regulations.

 

Extensive staff training efforts were initiated to ensure understanding of modern HVAC operation techniques and to gain buy-in for new energy optimization strategies.  The engineering and operations staff members completed new equipment installations such as adding variable frequency drives on pumps and air handlers in aged sections of the hospital to compliment the new condensing re-heat boilers. Balancing water and air systems associated with HVAC distribution and ensuring conformance with design operations were a priority for the team.

 

The result of these efforts not only helped the bottom line of the hospital, but also directly affected patient satisfaction, which was reflected in the dramatically improved Press Ganey patient satisfaction scores.  In summary, there is a direct correlation between excellence in facility management operations, pride in our team, energy efficiency, and its correlation to superior patient care outcomes as measured by various quality metrics.
