160 Clairemont is a 6-story, Class-A office building in downtown Decatur, Georgia. This high performance property has earned the BOMA 360® designation, as well as 2013 and 2014 ENERGY STAR® labels under Parmenter Realty Partners. The property has also won a 2012-2013 TOBY® (The Outstanding Building of the Year) award.

Several aspects of the property have contributed to energy and water efficiency. The Energy Management System (EMS) at 160 Clairemont utilizes web-based programming to provide remote access via tablet and smartphone. The system has predetermined set points on temperature, static pressure, and amp draw, and continually monitors these set points; an alarm will notify the operator if the set points are not met. A scheduling portal allows overtime HVAC for tenants’ after-hours needs. There are different Winter/Summer and Spring/Fall pre-programmed schedules that control air handling units for each floor, exhaust and outside air fans, water heaters, pumps, chillers, heaters, and interior and exterior lighting. Parmenter Realty Partners has made upgrades to the EMS to allow the engineers more control over the start/stop schedules for individual equipment. In addition, an Economizer mode responds to outside air temperature, and an Energy Recovery Unit (ERU) on the roof recovers heat from the building exhaust and pre-conditions the air to be returned to the property.

Noticing a potential water source from condensation dripping off the ERU, the Parmenter Realty Partners team built a water harvesting tank to capture the condensate and pipe it into the cooling tower. Over 47,000 gallons of water have been captured and reused as of December 2013. Low-flow aerators have been installed on all restroom faucets, the urinal flush valves are 1.0 gallons per flush, and the toilets are all 1.6 gallons per flush. One tenant suite in the building has earned LEED-CI Gold, and worked with the property to install a waterless urinal on their floor.

A combination of timers and occupancy sensors keeps electrical demand low throughout the interior of the building. All exterior lighting has been converted to LEDs with photocell control; these fixtures include the building canopy, exterior awning, and decorative tree lighting. Parmenter Realty Partners has asked tenants at 160 Clairemont to participate in an energy saving program, in which Saturday HVAC provided for in their lease agreements would be made available by request only. This program was well received and has greatly reduced weekend electric consumption.
