The UPS Corporate Office, originally completed in 1994, is owned and managed by UPS. 

The design intent was to construct a sustainable home for UPS's operational support activities while maintaining good neighbor relationships with the community. UPS chose to build in harmony with nature by taking advantage of the existing site's natural features to enhance employees' work experience. The building is a low-rise, seven-story facility nestled back into the hillside along a natural ravine. The exterior is a concrete and glass panel wall system designed for energy efficiency with angled sunscreens on the east and west facades. 

By working with ENERGY STAR to document the UPS Corporate Office's energy efficiency, UPS is able to show how the fine-tuning of the building's systems is saving the company approximately $100,000 in annual energy costs. As a first step, the UPS Plant Engineering management team sought to assess the building's baseline energy performance and to pursue the efficiency gains that could be accomplished through reevaluating and updating operational procedures for maintenance activities and other low-cost practices.

The Plant Engineering team was able to leverage an ASHRAE Level I audit in order to conduct a whole building retro-commissioning survey a process that revealed a few simple but significant operational changes that resulted in rapid savings. For instance, the team reviewed the property's energy management system (EMS) settings in order to ensure that the building automation reflected the current needs of the occupant load. Through this process, adjustments were made to the chiller plant to better utilize the building's HVAC systems for optimized start and stop times, as well as run times for each chiller. A simple re-programming of the system eliminated unneeded energy consumption, resulting in an immediate whole-building energy reduction which, after tracking the energy use for 12 months, brought the building's energy performance score to 77 with continuous monthly improvements. Since earning the ENERGY STAR, the score has tracked upwards monthly and is currently at 90.

UPS has a strong commitment to sustainability, which can be reviewed in the UPS corporate sustainability statement on its website.  We continually strive to find new ways to reduce energy use by either replacing inefficient equipment or finding ways for existing equipment to run more efficiently. Through monthly monitoring, reporting and comparisons to historical energy data, we strive to ensure that the UPS Corporate Office runs at high efficiency and is eligible to earn the ENERGY STAR each year.
